wharfside could soon look drastically different if plans to build two skyscrapers and more than 800 dwellings are approved. The designs reportedly submitted to Trafford Council today by
developers Cole Waterhouse would see the site of the former Hilti building in Stretford transformed into a higher education facility, alongside 438 build-to-rent apartments and 419 ‘top of
the range’ student bedsits. Designed by architects Chapman Taylor, the two-acre plot off Trafford Wharf Road could become home to two buy-to-rent towers of 21 and 23 storeys. Around 20

Manchester United The student accommodation would be split across buildings of six to ten storeys, interspersed by landscaped green space. Meanwhile the old Hilti headquarters will be turned
into more than 24,000 square feet of classrooms, offices, an on-site cafe, and student amenities. Under the plans, which are yet to be validated by Trafford Council, only 10 percent of
residents would have access to parking due to the close proximity of tram and bus stations. Article continues below Cole Waterhouse, who earlier this month concluded a public consultation on
the development, claimed the gross development value of the site will be £200m. They also suggested the proposal would create more than 1,300 jobs during construction and nearly 300 once
open as a college. In addition, the developers have agreed to make a £1.6m Section 106 contribution, which the local authority can put towards local infrastructure or securing affordable
housing. Article continues below Simon Gallanders, managing director of Cole Waterhouse residential, said: “This game-changing project would help to transform this well known brownfield site
into a thriving new community. It would deliver hundreds of new homes helping to address the acute need for more affordable properties in Trafford.” He added that the location would provide
‘top of the range’ student accommodation to help meet Manchester’s ‘shortfall of up to 4,000 student beds’. The major project is in the Wharfside regeneration zone, where the council aims
to deliver up to 5,000 new homes and a new stadium for Manchester United in the area. The vision proposed to councillors earlier this year pitched Trafford Wharfside as a well-connected
community with amenities, landmarks and public spaces easily accessible by walking or public transport.
